I have returned to one of my old neighborhoods which has now become my farm. I find myself outside in my front yard twice a week watering the front lawn. Quite a few of my neighbors either walk their dogs everyday or walk for exercise themselves. This makes for a perfect opportunity for me to get acquainted and re-aquainted with my neighbors. I have posted business cards in the neighborhood grocery store bulletin board and am putting the final touches on new post cards. I have had 100 post cards made so far. I will be distributing them by the end of August.
Currently I am doing open houses and am working with some property investors seeking income property in the South Bay area.
I meet all kinds of people everyday. I have even met a young woman from a foreign country (now US citizen)that ask me to help her and her family straighten out her credit so that one day she can buy a house.
When I say that I enjoy helping individuals and their families fulfill their dream of owning a home I mean just that.
Well, after doing some extensive research I finally picked a farm area. I called my title company representative and asked for a listing of all the addresses and names of all owners in that area via “Instant Impact CD”.
Next, I added a new cellphone line with the farm area code and signed-up for a post office box in the city. While at the post office I applied for “Bulk Mail” application incoming and outgoing.
I only have to create postcards to go out by mail. The key is to post my picture on both sides of the postcard. The reason for this strategy is to remind the person looking at the card what I look like. Remember to add a current picture of yourself so when you go door knocking the homeowner will recognize your face and associate it with your business.
I will ask significant questions on the card to be checked yes (ex.: yes I want to sell my home). Once this is done the homeowner can tear off the perpetrated section of the card and mail it back in to me or contact me by phone.
I will generate this mailing every month for 1 year.

I have searched many areas looking for a farm that I want to work. I started in City of Los Angeles, then the South Bay areas and Apple Valley before venturing to San Fernando Valley. I haven’t confirmed my farm as of yet but I will keep you informed.
What are your suggestions?
I always ask my buyers what areas are they interested in and basic fundamental preferences. Whatever direction my clients are interest in that is where our search begins.
